7 Things to Check When Comparing Renovation Quotes

Getting multiple renovation quotes is smart. But comparing them on price alone is one of the most common — and most costly — mistakes homeowners make. A quote that looks 20% cheaper might actually be more expensive once you account for what it doesn't include.

1. What materials are included — and at what grade?

Material quality varies enormously. One plumber might quote with premium HDPE pipe. Another quotes with standard PVC. The installed result looks the same but the durability is very different. Always ask contractors to specify materials by brand and grade, not just category. If a quote says "sanitary ware included," ask which brand and collection.

2. Is waste disposal included?

Renovation generates a lot of waste: old tiles, plasterboard, bathroom fixtures, packaging. Waste disposal in urban areas can cost €200–600 for a medium renovation. Many contractors exclude it from their base quote. If a quote does not mention waste disposal, assume it is excluded and add the cost.

3. What is the warranty period and what does it cover?

Warranty periods for renovation work range from 1 to 5+ years. More importantly, what does the warranty actually cover? Labour only? Materials too? Does it cover water damage if a fitting fails? Get warranty terms in writing. A contractor who can't provide written warranty terms is a red flag.

4. What are the payment terms?

A quote requiring 80% upfront is very different from one requiring 30% upfront, 40% at midpoint, and 30% on completion. Payment terms affect your cash flow and your leverage if something goes wrong. Never pay the full amount before work is complete. Reasonable upfront payments are 20–40% for established contractors.

5. What is explicitly excluded from the scope?

Read the exclusions section of every quote carefully. This is where the real cost differences hide. Common exclusions: surface preparation, priming coats, permit fees, specialist subcontractors, unforeseen structural work. Add the realistic cost of each excluded item to the headline price before comparing.

6. What is the proposed start date — and is it confirmed?

A contractor with the best price and a 6-week start date might not be available for your project. Some quotes include conditional start dates: "subject to current project completion." Ask whether the start date is confirmed or estimated. Delays have real costs, especially if you've already vacated a property.

7. Is the contractor insured and registered?

Verify that the contractor has appropriate liability insurance and, where required, professional registration. For plumbing, electrical, and gas work, certification is legally required in most EU countries. Ask for insurance certificates and registration numbers. Legitimate contractors provide these without hesitation.
